Glass here collects more than dust. Salt spray carries inland on the afternoon wind and dries into a film that holds moisture against the pane. Sprinkler overspray leaves mineral rings on ground floor glass, and Santa Ana wind adds dust on top in fall.
How fast it builds depends where you live. Homes within half a mile of the water need cleaning three or four times a year. Talega and Forster Ranch do fine with two. Every Window, Both Sides
Every reachable pane in the house, inside and out. Sliders, French doors, picture windows, and stairwell glass go into the pane count rather than billing as extras, though difficult access can still affect the quote.
Outside we work with purified water. Inside, hand tools with cloths under the sill so nothing runs onto your floor.
Screens, Tracks, Sills, and Frames
Screens come out, get washed and dried, and go back into the opening they came from. Torn mesh can usually be replaced on the spot the same visit, quoted separately. Tracks are vacuumed first, then scrubbed and wiped, which is what stops sliders sticking. Sills and frames get wiped, including the sash edges where dirt stains paint over time.

Our Nine Step Cleaning Process
- Screens marked and removed. Each screen is marked so it goes back in the opening it came from. They are not interchangeable, even when they look it.
- Screens washed and set aside. Both sides washed, dried, and stacked out of the way.
- Glass checked, then exterior washed. We look over the glass first for hard water etching, failed seals, and existing scratches. If cleaning will not remove something, you hear it then, not after we have invoiced. Then the exterior gets washed, purified water through a pole on upper glass and hand tools at ground level.
- Bonded debris treated. Paint specks, tree sap, and dried insects need more than washing. We check the pane for coatings, films, tinting, and existing scratches, then use the method that suits that glass. A blade is used only where the glass takes one safely. Tempered glass can hold fabrication debris that scratches under a scraper, so it gets handled differently.
- Squeegee and edge detail. Water pulled off, then edges and corners dried by hand where water collects.
- Shoe covers on, interior glass washed. Cloths under every sill. Light furniture moved away from the window and put back where it was.
- Tracks vacuumed, sills wiped. Sand comes out before anything wet touches it, or it turns to grit paste.
- Screens reinstalled. Back into their marked openings, seated properly so they sit flush.
- Walkthrough before you pay. We look at the glass with you from inside, at an angle with the light behind it. Anything not right gets redone while we are there.

Cleaning by San Clemente House Type
Ole Hanson Era Cottages and Southwest San Clemente
The oldest part of town, laid out by Ole Hanson from 1925 onward. His rules called for white stucco, red tile roofs, and deeply recessed windows and doors.
That recess is why these homes take longer than a modern one. The glass sits back inside a thick reveal, so a pole cannot reach it cleanly and most of the work is done by hand. Divided panes add time, painted muntins mark easily, and original wood sash needs a careful touch.
Two Story Tract Homes in Forster Ranch and Talega
Stucco two story homes from the 1990s onward, mostly vinyl sliders and large fixed panes, usually with a tall stairwell window nobody has touched since they moved in.
The glass is straightforward. The access is not. Sloped driveways mean ladder levelers, or a pole from level ground where a ladder will not sit safely.
Bluff Top Homes with Walls of Glass
Marblehead, Sea Summit, the Riviera District, Cyprus Shores, and Cotton’s Point. Heaviest salt load in the city, often with glass railings, balcony panels, and floor to ceiling ocean facing windows. This is the housing type that gains most from a quarterly schedule.
Condos and Townhomes
Pier Bowl, North Beach, and the older complexes near the pier. Fewer windows and a lower price, but shared walkways and HOA work hour rules matter. We keep to the association’s permitted hours. Balcony sliders and their tracks are usually the dirtiest glass in the unit.

Sloped Driveways and Uneven Footing
The streets here climb back from the beach, so plenty of homes have a sloped driveway with a two story wall of glass above it.
Ladders go on levelers and get footed properly, to the Cal/OSHA standard for portable ladders. Where the ground will not take a ladder safely, the pole does the work instead.

When Glass Cannot Be Reached Safely
Some glass cannot be reached from the ground or from a ladder that will sit safely. Interior faces above an open stairwell, panes over a steep drop, and roof glass on a steep pitch are the usual ones. We say so before starting rather than attempting it.
Your First Clean Versus a Maintained Home
Glass That Has Gone Two Years or More
A first clean on neglected coastal glass takes longer, which is the 10% to 20% shown in the price factors above. Salt that has sat through two summers does not lift in one pass, and sprinkler rings may have started etching.
We quote after seeing photos and tell you where the glass will not come all the way back. Some homes need a restoration polish on a few panes first.
What Changes on a Regular Schedule
Once the glass is caught up, each visit is faster. The same house that took most of a day on the first clean often takes half that on the next visit, which is why plan pricing costs less.
More usefully, regular cleaning cuts the time salt and minerals sit on the surface, which lowers the risk of buildup bonding or etching into the glass. That is the damage cleaning cannot undo.
What to Confirm Before You Book
Quotes in this trade are hard to compare because companies include different work. Five questions sort it out, whoever you end up hiring.
Is interior glass included, or is that extra? Quotes that look far apart on price often turn out to cover different work.
Are screens included, and do they come out of the frame? Wiping a screen in place is not the same as removing, washing, and drying it.
Are you insured, and will you send the certificate? Ask for it in writing before the job, not after.
What happens if a pane is not right? Ask whether they walk the house with you before payment, or invoice and leave.
How do you reach second story glass? Ladder against the stucco, or a pole from the ground. It matters on a sloped lot.
