What It Costs and How It Works
Small storefronts start at $75 a visit. Restaurants and retail units mostly land between $125 and $225. Office and medical suites run higher depending on interior glass. For residential properties, see our residential window cleaning in San Clemente service.
Your glass gets done before you open, after you close, or on your slowest day. Recurring accounts get a regular service day and time window so your staff knows when to expect us. There is no contract, and you can change or stop the schedule whenever you want.
General liability and workers’ compensation are both in place. Send your certificate holder details, and the paperwork is arranged before the first visit.
Why a Recurring Route Costs Less
01
Less Time
A weekly stop on Avenida Del Mar takes about twenty minutes because the glass never gets far ahead of us. The same shop cleaned once a year takes over an hour and needs scraping.
02
Time-Based Pricing
Recurring work is priced off the time it takes once the glass is caught up. A recurring visit costs considerably less than an equivalent one time clean because it is a shorter job, not because of a discount.
03
Shared Travel
Being on a route also means we are already on your street. Travel gets shared across every stop.
04
Route Schedule
Existing routes run the downtown, El Camino Real, and Avenida Pico corridors on set mornings. Joining one is the cheapest way onto the schedule, so ask which days cover your street.
One Time Cleans for Openings and Inspections
Some jobs are not recurring at all. New tenant fit outs, post construction cleanup, a health inspection coming up, or listing photos for a lease.
These are quoted individually rather than off the table above. Construction residue takes an inspection first and a removal method suited to the pane, coating, and type of debris.
What a Commercial Clean Includes
| Included | Notes |
|---|---|
| Exterior glass | Outside face of every pane reachable with the equipment set out in your quote |
| Interior glass | Included as standard. Exterior only is cheaper if you prefer |
| Entry doors, both sides | Priced by pane on offices and medical suites |
| Screens where fitted | Removed, washed, reinstalled |
| Tracks and sills | Vacuumed and wiped |
| Frames and mullions | Wiped down |
| Signage glass and display cases | On request |
Prices above are for recurring service. One time cleans cost more per visit, which is explained below.
What Changes the Price
- Number of Panes and Doors – The main driver of the price.
- Interior Glass – Included in the prices above. Choosing exterior only cuts about a third of the cost.
- Partition and Cubicle Glass – Priced separately by pane.
- Second Floor Glass – Adds 20% to 35% to the price.
- Cleaning Frequency – The biggest single saving comes from how often we visit.
Businesses We Clean in San Clemente
Storefronts and Boutiques on Avenida Del Mar
Del Mar runs downhill from El Camino Real toward the pier, and the shops along it live on people browsing rather than arriving. The window is doing the selling.
Parking is metered and sidewalks fill by mid morning, so these get done before opening. Most frontages take twenty to forty minutes.
Restaurants and Cafes
Entry doors, patio enclosures, and street facing glass, all handled constantly by people carrying things. Restaurants usually need the shortest interval of anything we clean. Early morning before the kitchen opens is normal, and patios stay clear during setup.
Medical, Dental, and Professional Offices
The suites along Camino de los Mares and Avenida Pico, plus the Rancho San Clemente business park.
These carry more interior glass than retail. Waiting room windows, partition glass, and entry doors all count. Work happens before the first appointment, and treatment rooms stay off limits unless someone walks us in.
Office Suites and Common Area Glass
Lobbies, stairwells, and shared entries in multi tenant buildings. Common area glass gets overlooked when responsibility sits between tenants, owners, and management.
It is usually arranged by the owner or property manager rather than an individual tenant, though the cost often gets shared back. Worth checking your lease before paying for it out of your own budget.
HOA Clubhouses and Multi Unit Properties
San Clemente is largely organized into associations. Clubhouses, pool enclosures, gym windows, and condo stairwell glass usually sit in one budget line and get done in one visit. Boards and managers get one point of contact, the association gets invoiced directly, and a whole portfolio can sit on one schedule.
What a Commercial Clean Includes
- Exterior Glass – Outside face of every pane reachable with the equipment set out in your quote.
- Interior Glass – Included as standard. Exterior only is cheaper if you prefer.
- Entry Doors – Cleaned on both sides, including the dirtiest glass on most storefronts.
- Interior Partition Glass – Priced by pane for offices and medical suites.
- Screens – Removed, washed, and reinstalled where fitted.
- Tracks and Sills – Vacuumed and wiped clean. Frames and Mullions – Wiped down as part of the service.
- Signage Glass and Display Cases – Cleaned on request.

Entry Doors and Interior Partition Glass
These are the two panes a customer actually puts a hand on. When you compare proposals, check whether both are included.
An entry door on a busy shop collects more marks in a week than a display window does in a month. Partition glass in an office picks up hand marks at the push plate and around handles. Both are cleaned on both faces every visit.
Screens, Tracks, Sills, and Frames
Fewer commercial units have screens than homes, but where they exist, they come out and get washed. For damaged or worn screens, we also provide screen cleaning and repair. Restaurant patio door tracks fill with sand faster than anything residential, because the doors stand open all day a few blocks from the beach.
Window Cleaning Prices in San Clemente
Window cleaning prices are hard to compare without calling around, so we publish realistic planning ranges up front.
| Home | Inside and out |
|---|---|
| Condo or small single story, up to 20 panes | $189 to $249 |
| Single story, 21 to 35 panes | $339 to $425 |
| Two story, up to 25 panes | $289 to $379 |
| Two story, 26 to 40 panes | $339 to $429 |
| Two story, 41 panes or more | $429 to $595 |
| Exterior only | About 40% less |
| Storefront | From $75 per visit |
Screens, tracks, sills, and frames are in every price above.
These are planning ranges rather than binding online quotes. Your final price is confirmed from photos, pane count, access, and glass condition before anything is booked.
What Changes the Price?
Pricing mainly depends on the number of window panes. Multi-story homes, steep lots, and first-time cleanings in over two years may increase the cost. Hard water stain removal is quoted separately, while a maintenance plan can save you 10%–15%. We provide your quote before any work begins.
What Happens If a Visit Goes Wrong for commercial window cleaning in San Clemente
You are usually not there when the work happens, which is the point of an early slot. That does raise a fair question about who checks it.
If you are not happy with a visit, call within 48 hours and we redo it at no charge. Nobody gets sent out to inspect it first.
If we miss a scheduled visit for a reason on our side, the next one is free. Access we could not get, a closure we did not know about, or genuinely unsafe conditions are different, and we will just reschedule those.
If weather cancels a slot, it moves to the next working morning and you hear the day before, not on the morning.
The same crew stays on your property wherever scheduling allows. Keeping one primary crew means they learn your access procedure, which doors take the worst handling, and where the sprinkler heads hit. That knowledge is why the visit gets faster rather than sloppier over time.

How to Set Up a Commercial Account
Step 1
Call or text (470) 000-0000 or use our contact page to request an inspection. For anything larger than a single storefront we come out and walk it with you.
Step 2
You get a per visit price and a suggested interval. Send your certificate holder details and vendor paperwork at the same time.
Step 3
You get a regular service day and time window, held as firmly as weather, access, and route conditions allow. Invoicing starts after the first visit.
Step 4
After the first month we review whether the interval matches your actual traffic and exposure, and adjust it rather than leave it to drift.
Storefront Glass Problems We Deal With

Handprints and Nose Prints on Entry Doors
Push plates, handles, and the lower third of a door where bags and knees land. Kids and dogs leave marks at the same height on display glass. Plain washing lifts all of it. This is a frequency problem rather than a difficult one, which is why weekly and biweekly stops exist.

Tape and Sticker Adhesive from Signage
Seasonal decals, sale signs, and taped notices leave adhesive that hardens in the sun. Residue on a south facing pane can bake on within weeks.
Adhesive comes off with a solvent suited to that glass, then gets washed away. On coated or tinted glass we test a corner first, because some films will not take a solvent at all.

Salt Film and Sidewalk Sprinkler Spotting
Storefront glass at the bottom of Del Mar sits a few hundred yards from the water and picks up the same salt film that affects coastal window cleaning in San Clemente.
Sidewalk and parking lot sprinklers are the other half. They run overnight, hit the lower panels, and dry before anyone opens.

Hard Water on Lower Panels
Sprinkler spotting is hard water, and it behaves differently from dirt. Local water carries dissolved calcium and magnesium, published each year by both local water districts.
Left long enough it can etch into the surface, at which point routine cleaning will not fully lift it. Lower panels that have gone cloudy and stopped coming clear usually point to mineral staining or etching, though we look at the glass before saying so. Restoration is quoted separately, with a straight answer on whether the pane will come back.
Working Around Your Hours
Before Opening, After Closing, and Weekends
Most retail on Del Mar and El Camino Real gets done between six and nine in the morning. Restaurants go earlier still, and offices along Avenida Pico often prefer an evening slot. Weekend work costs the same, and quiet weekdays suit anything with heavy Saturday trade.
Keys, Alarm Codes, and Access
Exterior only work needs an approved water source and confirmed access to the frontage. Nothing else, and we are gone before you arrive.
Interior work needs someone to let us in, or an access arrangement your organization approves. That might be an opening member of staff, a property manager, or a lockbox. Whatever your building or franchise requires is fine, including signing in each visit.
How Often Business Glass Needs Cleaning
| Business type | Typical interval | Why |
|---|---|---|
| Restaurants and cafes | Weekly to every two weeks | Constant door use, patio glass |
| Retail and boutiques | Every two weeks to monthly | Foot traffic, display windows |
| Medical and dental | Monthly | Appearance matters to patients |
| Professional offices | Quarterly | Less public traffic |
| HOA clubhouses | Quarterly | Seasonal use |
| Buildings within a few blocks of the water | Consider the next shorter interval | Salt film builds faster |
Treat these as starting points. Your street, your door traffic, and how close you sit to the water all shift the interval.
Insurance Certificates and Vendor Paperwork
01
Certificate of Insurance and Additional Insured
We carry general liability at $1 million per occurrence and $2 million aggregate, plus workers compensation for everyone on the crew.
Most property managers want a certificate of insurance before a vendor starts, usually on the standard ACORD 25 form. Many also want naming as additional insured.
Those are two different things. The certificate is evidence that a policy exists. Additional insured status comes from an endorsement to the policy itself, which the carrier issues. A certificate alone does not create it.
Send your certificate holder details and any endorsement wording your manager requires, and we coordinate both with our carrier before the first visit, subject to policy terms and carrier approval.
02
W-9, Invoicing, and Payment Terms
A completed W-9 comes over with the first invoice, or sooner if your vendor setup needs it first.
Recurring accounts are invoiced monthly in arrears, or per visit if you prefer. Payment terms and purchase order requirements are confirmed during vendor setup and set out in your proposal.
Managers with several properties get one invoice covering all of them, itemized by site.
What San Clemente Business Owners Say
Before and After: Window Cleaning in San Clemente
Screens and Tracks Before and After
Two-Story Windows in Forster Ranch
Ocean Facing Glass in Southwest
Salt Etched Sliders in Talega
Reaching Upper Floor Glass Safely
Most commercial properties here are ground and second floor glass, so this is usually straightforward. Second floor glass is reached with a water fed pole from the ground. The water is filtered to strip out the minerals that cause spotting as it dries.
Where a ladder is needed on a sidewalk, we cone the area and work outside pedestrian hours, to the Cal/OSHA standard for portable ladders. If glass cannot be reached safely, we say so before quoting rather than after.
Commercial and Storefront Window Cleaning in San Clemente
Storefront glass on Avenida Del Mar picks up salt, fingerprints, and street dust every day. We also provide complete window cleaning in San Clemente for residential and commercial properties throughout the area. We clean before opening or after closing, on the same day each time, for offices along El Camino Real and Avenida Pico, medical suites, restaurants, and small commercial buildings. Interior partition glass and entry doors included.
