Window Cleaning in San Clemente: The Short Answer

Most homes here cost between $189 and $595 to clean, inside and out. Price depends on pane count, how many stories, and how hard the glass is to reach.
Homes near the water need cleaning three or four times a year. Homes up in Talega or Forster Ranch do fine with two.
Every job covers both sides of the glass, screens pulled and washed, tracks scrubbed, and sills wiped. Screens are never a separate charge. Call for current availability. Most estimates come back the same business day.

Why Do Windows Get Dirty Faster in San Clemente?

01

Salt spray

Surf breaking at T Street and Trestles throws salt into the air, and onshore wind carries it inland. Salt holds moisture against the glass. Left long enough, that combination can contribute to staining and surface damage that ordinary cleaning will not reverse

02

Marine layer moisture

May and June bring what everyone here calls June Gloom. Salt already on your glass absorbs that damp and stays wet for hours. Wet salt keeps working. Dry salt mostly sits there.

03

Hard water

Local water carries a lot of dissolved calcium and magnesium, as both local water districts report each year. When a sprinkler hits a ground floor window, the water dries and the minerals stay behind. Those white rings are not soap residue. They are mineral deposits.

04

Santa Ana wind

In fall the wind reverses, bringing dust down through the canyons. It settles on glass that already has salt on it and turns into a grey haze a hose will not touch.

What You See on the Glass, and What It Actually Is?

What you seeLikely causeCan cleaning fix it?
Even grey filmSalt spray and dustYes
White rings low on the paneHard water from sprinklersUsually, if recent
Cloudy patches that look wetHard water that has begun etchingPartly. May need a polish
Rainbow or oily sheen at an angleMineral film, residue, or a surface coatingSometimes. We inspect first
Milky haze between two panesLikely a failed seal in the double pane unitNo. The unit needs replacing
Fine scratches in one directionGrit or dry salt dragged across the glassNo. Scratches are permanent

If cleaning will not fix what is on your glass, we tell you before we start.

How Often Should Coastal Windows Be Cleaned?

There is no off season here. Salt does not stop in January, so cleaning frequency depends on how close your home is to the ocean.

  • Less than ½ mile from the ocean (Pier Bowl, Southwest San Clemente, Riviera District, Marblehead, Sea Summit, Shorecliffs, Cyprus Cove, Cyprus Shores, Sea Pointe Estates, Cotton's Point):
  • ½ to 2 miles from the ocean (Central San Clemente, Presidential Heights, Broadmoor, Highland Light, Rancho San Clemente, Avenida Pico corridor): 2–3 times a year.
  • More than 2 miles from the ocean (Talega, Forster Ranch): Twice a year.
  • Rental properties (Beach Trail, Riviera, Downtown): Monthly to quarterly.

On exposed bluff-top glass, letting salt build up for long periods increases the risk of permanent staining.

StorefrontFrom $75 per visit

Screens, tracks, sills, and frames are in every price above.

These are planning ranges rather than binding online quotes. Your final price is confirmed from photos, pane count, access, and glass condition before anything is booked.

What Changes the Price?

Pricing mainly depends on the number of window panes. Multi-story homes, steep lots, and first-time cleanings in over two years may increase the cost. Hard water stain removal is quoted separately, while a maintenance plan can save you 10%–15%. We provide your quote before any work begins.

Maintenance Plans for San Clemente Homes

Choose the plan that fits your property:

  • Quarterly Plan: 4 visits per year with 15% off every visit. Best for homes within half a mile of the ocean.
  • Twice-a-Year Plan: 2 visits per year with 10% off every visit. Ideal for Talega, Forster Ranch, and homes farther from the coast.
  • Monthly Plan: 12 visits per year with custom pricing. Best for storefronts, offices, and vacation rentals.

All maintenance plans include priority scheduling, no price increases during the plan year, and no contract.

How We Clean: Our Process and Equipment

Purified water

Outside glass gets purified water pushed through a carbon fiber pole, filtered to strip out the calcium and magnesium first. Wash with tap water here and the minerals dry on the glass as spots. Purified water leaves nothing behind to spot. It also means we reach second story glass from the ground on most homes.

Safe access

Ole Hanson laid this town out climbing back from the beach in 1925, and the streets still follow that grade. Plenty of homes have a sloped driveway and a two story wall of glass above it. Ladders go on levelers and get footed properly, to the Cal/OSHA standard. If a spot cannot be reached safely, we say so.

Detail finish

Edges and corners are where small streaks are easiest to miss. Every pane gets its border detailed by hand, then checked from inside at an angle with the light behind it, which is how streaks that are invisible straight on show up.

Insured and Accountable

01

insurance coverage

Insurance Coverage

We carry general liability coverage of $1 million per occurrence and $2 million aggregate, plus workers compensation for everyone on the crew. Ask for the certificate and we will email it before the job, not after.
Workers compensation matters more than most homeowners expect. If someone working on your property is injured and carries no coverage, sorting out who pays can become your problem. Worth thinking about with two story glass above a sloped driveway, which describes half the homes here.

02

Are Window Cleaners Contractors?

Usually no. California's Contractors State License Board licenses construction work, and routine window cleaning is generally treated as a maintenance service rather than construction. That is why most window cleaners in California do not hold a CSLB license, and very few in this town do. Work that goes further, such as glass repair or replacement, can fall under different rules.
What protects you day to day is different: general liability insurance, workers compensation, and a city business license. Ask any company you call for all three. Some will only have the first. We hold all three and will email the certificates before the job.

03

How We Stand Behind the Work

You walk the house with us before you pay. If a pane is not right, we redo it while we are still there. Nothing is charged until you have looked at the glass yourself.
Shoe covers indoors, cloths under every sill, light furniture moved and put back. If something gets broken, you hear it from us that day, not after we have driven off.

What San Clemente Homeowners Say

  • "Booked them for our place off Avenida Del Presidente after putting it off for about two years. Honestly embarrassed by how bad the sliders had gotten. Ryan pointed out a couple of spots on the downstairs glass that he said wouldn't come all the way out from the sprinklers, and he was upfront about it before starting instead of just doing the job and leaving. Everything else looks brand new. The screens especially, I didn't know they were supposed to be that color."
    Dana M., Southwest San Clemente
  • Second time using them. Texted the morning of with who was coming and what time, showed up in that window, done in about three hours. Shoe covers on without me asking, which I appreciate with a light carpet. Put the furniture back exactly where it was. My old company used to leave the tracks full of sand and these guys actually vacuum them out."
    Greg T., Talega
  • "We're up on the bluff so the salt is relentless. Signed up for the quarterly plan after the first visit and it's been worth it, the glass never gets to the point where it looks bad now. Price was what they quoted, no surprises at the end. Polite crew, easy to deal with."
    Marisol A., Sea Summit
  • "Good job on the windows and they were fine about working around our dog being in the yard. Only thing was they ran a bit later than the window they gave me, but they did call ahead to say so. Would use again."
    Kevin B., Forster Ranch

Three to four times a year within half a mile of the ocean, which covers the Pier Bowl, Southwest San Clemente, the Riviera District, Marblehead, and Sea Summit. Two to three times a year through the middle of town. Twice a year in Talega and Forster Ranch.

Between $189 and $595 for most homes, inside and out, with screens and tracks included. A single story home with about 25 panes usually lands near $275.

For ground floor glass you can reach, doing it yourself is fine. The case for hiring someone is second story glass and salt that has been sitting long enough to begin etching.

Yes, both are included. Screens come out, get washed and dried, and go back in. Tracks are vacuumed, then scrubbed and wiped. Torn mesh can be replaced the same visit. Beach sand in a track is the main reason sliders stop rolling smoothly.

Rinse with plain water first to lift the loose salt, then wash and squeegee. Never scrub dry salt into glass, because the crystals scratch. Salt left for months may have begun etching, which washing will not remove.

Direct sun is harder, because it dries the solution before you can pull it off. Overcast mornings are better, which is one of the few things June Gloom is good for.

Not really. An off season is a cold climate idea. San Clemente averages around 14 inches of rain across roughly 37 days a year, so there are few days we cannot work, though individual appointments still move for weather.

Yes. We hold a City of San Clemente business license, general liability insurance at $1 million per occurrence and $2 million aggregate, and workers compensation. Certificates are available before the job.

Routine window cleaning is generally treated as maintenance rather than construction, which is why a CSLB contractor license is not typically involved. Requirements can differ for repair or replacement work.

Not for exterior work, as long as we can reach the yard and a water source. Interior work needs someone to let us in.

If rain is forecast we reschedule at no charge. Rain on freshly cleaned glass often runs off without marking it, though coastal drizzle can pick up salt and leave spots. If that happens, call us and we will quote a light exterior visit.

Two to three hours for a single story home, three to five for a two story.
